Frequently Asked Questions
Can you tell me when an apartment will become available?
No, we are unable to predict when an apartment in your desired floor plan will become available. Any current resident must give at least a 60-day notice if they intend to move out of their apartment at the end of their lease term. Therefore, we generally operate on a 60-day forecast regarding upcoming availability. If you do not see your desired floor plan listed as available for your move-in date in our leasing portal, that means all apartments in that floor plan are occupied.
Does The Hamilton have a waitlist?
No, sorry! If the type of apartment you desire is currently unavailable, we cannot place you on a waitlist. However, we would be happy to save your information and contact you when the apartment you desire does become available. Just contact our office and let us know what you’re looking for!
How does the application process work at The Hamilton?
The application process is completed entirely online. When you click on the Availability button, it will take you to our online leasing portal. After you select an apartment and complete the application, you will be charged a $250 security deposit and a $150 administration fee. Each occupant 18 and older will also be charged a $65 application fee. The application system will automatically conduct a credit check and background check. To qualify, you must pass these checks and have positive rental history. We also require the combined income of your household meets or exceeds 3 times the monthly rent amount. To verify your income, we require a copy of your most recent W2 and three most recent pay stubs.
How much do utilities cost at The Hamilton?
With our convenient utility packages, the cost of your apartment’s cable, Internet, water, sewage, trash, pest control, and alarm system are completely covered for just $80, $90, or $100 a month (for one bedroom, two bedrooms, or three bedrooms, respectively) in addition to your rent amount. The only utility not included in this package is electricity, which you pay separately through Entergy. Before moving in, you must set up an Entergy account in your name for your apartment. The anticipated bill amount varies depending on your apartment size and personal consumption habits.
Does The Hamilton offer short-term rentals?
Yes! We offer short-term rentals exclusively for our furnished apartments. There are several furnished apartments (called corporate suites) located throughout our community. Unlike our unfurnished apartments (which require at least a 6-month initial lease term), our furnished apartments can be rented month-to-month. All utilities, housewares, linens, and furnishings are included in one monthly rate.
